Right now, Oathkeeper is a +4 weapon (+3 Enhancement, w/+1 Flaming).

If we are going to raise to to +10, we could do...

+5 Enhancement, +1 Flaming(x2), +1 Spell Storing, +1 Magebane, +1 Extending?

Or maybe just pile on Bane effects? Evil Outsider Bane and Undead Bane rather than Extending and the extra Flaming? I would like to keep Spell Storing, but if not, replacing it with Fey Bane wouldn't be remiss. Oathkeeper would be super deadly to a huge range of foes.
Remember that VS is like a discount-Oerthblood, so we effectively have 6 levels of enhancement to work with, if we make it +5.

Also, thinking of it as a sort of Oerthblood thing made it immensely easier to accept.

I would just include the VS bonus as part of Oathkeeper's magic, perhaps where the Searing property came from or something?
 
That's not exactly where his disconnect comes from, he understands courtship behaviors when there is time for the interest to be reciprocated, but flirting with someone who has seemed disinterested for a full day and is minutes away from parting company seems like a waste of effort to him.
Amrelath gets a little closer to being my favourite character every day.

Asmodeus Ruby rod is a +6 weapon.

I am pretty firmly against making a weapon with something in common with one of the universes most powerful artifacts.
Literally any caster with a sufficiently high CL, and only takes 15 for +5 enhancement, can make a +10 weapon.

I don't want to be able to simply buy something significantly better than Oathkeeper at any major market.

That's just boring.

At least try to put some juice into its special abilities, rather than just buffing the basics.
My suggestion was certainly far from perfect, but at least I tried to do something new yet thematic.
