High quality enchanted gear isn't so common that we can turn our nose up when we stumble across the stuff. For all the magic in the setting, there are actually very few enchanted items in DF canon. The vast majority of what is seen are foci and other tools that require magic input from their wielder.

We can get a very good Soak-roll in a few Charms.
Being able to correct a bad roll on that can be life-saving.

And we have enough Essence to use Crown of Eyes, which will give us back Essence because secret.

I would agree if the jacket added dice like armor does, then someone like Lydia would be much better off with it.
But it allows a reroll, which gets only more valuable the higher our inherent soak rises.
It isnt so valuable that we should grab it if we see it either
And it isnt that valuable to Molly, who is tankier than the norm, and getting tankier.
Let it go to Lydia instead; its either her or Gard, and Gard has better stuff because she can make stuff or buy from the svartalfar.

This is not an item we can wear 24/7, like Ebon Scales, which fits under normal clothes; its something we'd only be able to wear when going into active peril. And in that event we're already going to be rolling around in around 8-10 Soak after VLE.

It's a cool leather jacket with runed studs.
And we are barely affected by heat.
Of course we can wear it everywhere, including school or church.
We (will) have a magic crafting charm that allows makes magic stuff.
The svartalfar literally have an embassy in Chicago, and they make magic gear.
I know we like loot, but this has marginal benefits as compared to what it might do for people who dont have our defenses.
We should let it go.
My two cents.
We arent affected by cold. We have no heat immunity I recall; we dont have the charm yet.
And Molly was enough of a clotheshorse that I dont see her wearing a jacket everywhere.

Normal fluctuations of heat, as in a hot summer day, do not affect Molly because she makes it not hot all around by her very presence, it's a minor side benefit to her actual cold immunity. That last one has nothing 'normal' about it. Molly could walk on the surface of Pluto and be fine temperature-wise.

Besides ignoring all kinds of issues with hunger or thirst in the Nevernever or difficult real regions and allowing us to ignore uncomfortable temperatures completly (no matter if cold, hot or whatever), this one can also be activated to ignore all environmental damage. That means burning buildings are of no concern to us, depending on the interpretation neither are falling buildings.
Edit: If we ever go to a Hell it would also allow us to ignore flaying winds, sulfur rains and similar fun events.

Somehow, questions as indirect as that or the one with Mister feel off. Overpowered, in an unthematic way. At the very least, it feels like we should use something that has an actual connection to the target, like we did with Lydia's footprints and boots.
Honest question, is there really an actual difference between Yozi and Neverborn by this time? Both are pretty much dead, their corpses the foundations of afterlives, and both are associated with spiritual pollution.

The Yozi have, as far as we know, never woken up post-mortem and tried to end the world with some successes.
If the Neverborn, no matter if that currently includes the former Yozi or not, are gone for good that is fine.
But if they are not totally ended then I do not want to risk waking them up, that's a worst-case on par with the Outer Gates breaking.

We've got 2 obligations to deal with ATM. We need to regularly visit undertown to renovate Porter's Den, and we need to talk to Mab before Samhain(October 31, it's currently July 22). We should consider those when it comes to XP spending plans.

-Flight because it allows us to negate terrain obstacles and to run away if necessary.
-Ox-Body for additional HP.
-Viridian Legend Exoskeleton gives us +4 Soak when activated.
-Allies/Followers 2 gives us Cyberdevils who can hack, greatly improving our ability to acquire information. Everything from personal emails to checking if a person has a criminal record or outstanding warrant. Maybe even fucking with their bank accounts.
Essential for keeping an eye on the Daedalus people and Chicago PD. Or on Lydia's lawyer. Secrets = Essence regen.
-Demonic Primacy of Essence for negotiating with or intimidating lesser creatures of darkness
-Naked Wicked Souls for vetting people or interrogating them. Also, uncovering secrets gives us Essence regen.
-Etiquette 3 improves our ability to navigate formal negotiations
